Getting to know us

What is Local Vacation Homes?

Local Vacation Homes helps travelers discover vacation rentals and connect with independent owners and professional property managers. Some listings may also link to a third-party booking provider.

Who provides and manages my stay?

The owner, property manager or provider identified on the listing or reservation handles the accommodation. Check who you are booking with and who to contact before confirming your stay.

Finding & booking a home

How do I find a home that fits my trip?

Start with your destination, travel dates and group size. Review each home's photos, amenities, sleeping arrangements, location and house rules. Ask about anything important to your stay that the listing does not explain.

Explore vacation homes →

Can I contact the owner before booking?

Where a listing offers Contact Owner, use it to ask the host about the home, dates or your plans. For listings that lead to another booking provider, follow that provider's contact instructions.

What is the difference between Contact Owner and Book Now?

Contact Owner starts a conversation and does not create a reservation. A Book Now option starts the booking process shown for that home. Check whether your reservation is immediately confirmed or still requires approval.

Does selecting calendar dates reserve a home?

No. Selecting dates helps you plan or begin an inquiry. Your stay is reserved only when the applicable booking process is complete and you receive confirmation. Availability can change, especially when calendars sync between websites.

Who collects payment, and what will my stay cost?

Payment arrangements depend on the listing and booking provider. Before paying, review the total price, including any cleaning fees, taxes, deposits and other disclosed charges. Confirm who collects payment and follow the payment instructions in the booking process.

Owner listing subscriptions are separate from the price of a guest's stay. Do not assume every listing or provider uses the same fee structure.

Can I bring pets, host an event or request an accessible home?

Policies and accessibility features vary by property. Review the listing and confirm specific requirements with the host before booking, including pet rules, occupancy limits, event permission, stairs, entrances and bathroom access.

Before & during your stay

How do changes, cancellations and refunds work?

The terms provided with your reservation govern changes and cancellations. Read them before booking, then contact the host or booking provider that handles your reservation. Refund eligibility and timing vary.

When will I receive check-in information?

Your host or booking provider supplies check-in instructions. Confirm when to expect them, your arrival and departure times, parking details and the best contact for help during your stay.

What does a verification badge mean?

Where a badge is displayed, review the explanation of what was checked. Verification is limited to the stated review; it is not a guarantee of the property's condition, availability or your vacation experience. Ask the host any questions that matter to your booking.

What if I need help or notice a suspicious listing?

For reservation or property issues, contact the host or booking provider first. To report a listing concern or website problem, contact Local Vacation Homes with the listing link and a description. Avoid sharing passwords or full payment details.

For an emergency, contact local emergency services.

Joining & choosing a plan

Can I list multiple properties?

Your plan determines your home count. The Standard plan covers one home and Featured covers up to two. For a larger portfolio, contact us about a Property Manager package.

What is a custom owner profile?

It is a guest-facing introduction to you or your hosting business on Local Vacation Homes. It helps guests learn about the people behind the property. It is separate from a standalone website.

How do I change or cancel my subscription?

Review the subscription terms provided at signup for renewal dates, cancellation instructions and any applicable refund policy. Use the available account controls or contact us for help with your plan.

Creating & maintaining your listing

What should I prepare before submitting a home?

Gather current photos you have permission to use, an accurate description, sleeping arrangements, amenities, rates, availability and house rules. Have your authorization and any required rental documentation ready if requested.

Review listing guidelines →

Who keeps photos, rates and calendars accurate?

You are responsible for maintaining your listing. Update descriptions, photos, prices and available dates when they change. Clearly disclose material limitations, fees and rules that guests need to know before booking.

Can I sync with Airbnb, Vrbo or Booking.com?

If calendar import and export are enabled for your listing, iCal feeds can help share blocked dates with platforms that support compatible feeds. Availability depends on each platform's settings.

iCal is not a full booking-system integration: it does not normally sync rates, payments, messages or listing content. Updates may be delayed, so check calendars and confirm reservations carefully.

Who sets rates, handles payments and manages guests?

You or your designated booking provider handle these arrangements according to the listing's setup. Make pricing, payment methods, cancellation terms, check-in instructions and guest contact details clear. A listing subscription does not include property management.

Who handles permits, taxes and rental requirements?

Owners and managers should confirm the rules that apply to their property with the relevant city, county and tax authorities, and obtain professional advice when needed. Do not assume a listing or subscription includes permitting or tax collection services.

Visibility & additional support

Will a featured listing or SEO guarantee bookings?

No. Featured placement and SEO-friendly presentation can support discovery, but bookings and search rankings are not guaranteed. Demand, pricing, location, property quality, availability and guest response all influence results.

Can Kadzoom Tech help with my own website?

You can discuss optional website development and hosting through Kadzoom Tech. These services are scoped and priced separately from your Local Vacation Homes subscription. Contact us about your website needs .
